We provide full-service property management, including walkthroughs, rent surveys, leasing, compliance, repairs, and hands on owner support. We lease single-family homes, condo/townhomes, and Short-Term Rentals throughout most of San Diego County.

Our fee is 8% of monthly rent, $500 for new resident onboarding, and $250 for renewals. A $1,000 reserve is held for potential repairs. There are no hidden fees. See our Residents & Owners Page for sample agreements.

We respond within 24-72 hours depending on the severity. We provide clear after-hours instructions, use qualified vendors, and do not mark up services.

Owners have access to the DoorLoop Owner Portal, a real-time system showing rents, maintenance costs, and net distributions.

Visit the “Rentals” link at the top of this page and use the Zillow link for more detail, which also allows direct messaging to our office.

Use “Contact Us!” above to schedule a showing. We require an onsite tour before applying. To apply, provide the full name, email, and cell phone for each adult (18+) occupant. We will send an application link. The non-refundable application fee is $49.50 per adult.

At minimum, applicants must have a 640+ credit score, valid ID, verifiable income of 2.5x monthly rent, positive rental history, stable employment, and a clear criminal background check.

Many properties allow up to two animals, subject to any insurance or HOA restrictions. Confirm the animal policy before leasing.

The standard deposit is one month’s rent and is refundable subject to property condition. If applicable, there is a $500 refundable deposit per animal. Service animals are accommodated as required by law.

Most leases are 12 months; exceptions may be discussed. Subleasing is not permitted. Early termination fees may be up to one month’s rent.

Utilities are generally not included. In the City of San Diego, trash is typically paid by the owner, but outside the city, residents set up and pay for trash. Water billing varies by property. Ask about utility responsibility before leasing.

We require at least $300,000 in property liability coverage. It needs to list resident name(s), property address and Castro Group Property Management as a certificate holder.

Rent is paid through our DoorLoop portal. Once approved, we will send setup instructions. Rent is due on the 1st unless stated otherwise in your lease.
